SWAMPSCOTT — The Zoning Board of Appeals continued a hearing on a 41-unit senior housing project to February 3. The board is weighing petition 25-15, filed by BBH Community Development LLC for B'nai B'rith Housing New England at 10 New Ocean Street and 12-24 Pine Street, under Chapter 40B. Attorney John Smolak told the board a Pine Street culvert "has to move" before construction begins, a project tied to a separate town grant application.
VM Consulting peer reviewer Vicki Massoni said the existing six-inch water main is "severely tuberculated and choked down" and flagged that the new building's projected 4,500 gallons per day of use, up from roughly 250 gallons for the prior structure, could strain the line. The board also continued petition 25-18 (80 Puritan Road) to February 10 and let petitioner Peter Soulheris withdraw petition 25-19 without prejudice.
