Zoning Board of Appeals · Meeting of May 26, 2026

Swampscott's Zoning Board of Appeals continued an attic-expansion hearing to June 16 after finding the plan needs a variance, not a special permit. Petitioner Jeff Tucker, represented by architect Emily Barron, sought 902 square feet of attic living space at 11 Eulow Street, 200 square feet over the 702-square-foot cap the board calculated under its half-story rule. One member, citing 20 years on the board, said variances are granted "probably about five" times in that span.

Members floated adding 400 square feet to the second floor as an as-of-right workaround, though one estimated that route would add "$150,000 to their project." The board voted unanimously to continue the public hearing to June 16, 2026.
