Swampscott Sales Span $305,000 to $920,000 as Trust Transfers Dominate Unpriced Deeds
Swampscott recorded 15 property deeds between Sept. 4 and Oct. 3, though only eight carried a sale price in registry data so far. Those eight ranged from $305,000 to $920,000, with a median of $659,500. The period's top sale was 53 Sargent Road at $920,000, sold by Christopher W. Thurston to Patrick Grady. Notably, seven of the 15 deeds were transfers from individual owners into trusts bearing their own names, not open-market sales. With prices still pending on nearly half the period's deeds, the overall tone of the market is best read from transaction volume rather than price trends alone.
