Family trust transfers outnumber open-market sales in Swampscott's latest deed filings
Swampscott recorded 14 property transfers between Aug. 14 and Sept. 12, but only six deeds disclosed a sale price. Among those, prices ranged from $371,900 to $2,925,000, with a median of $472,500. The month's top sale was 20 Ocean Ave at $2,925,000, sold by Abdelhafid Zarouite to Zachary McMahon. Eight of the 14 filings, 57%, were transfers within families or into trusts, none with a disclosed price, meaning the six priced sales are the only clear window into current market activity this period.
