Planning Board · Meeting of January 12, 2026

Swampscott Planning Board approved three residential site plan permits and amended a shopping center redevelopment plan. Vice Chair Joseph Sheridan ran most of the meeting while Chair Ted Dooley arrived at 8:17 p.m. The board unanimously approved a parking expansion at 55 Puritan Road with seven conditions, including dark-sky lighting and added landscaping, after applicant Peter Souhleris detailed an electric snow-melting driveway system.

It continued a porch-and-roof petition at 80 Puritan Road to February 9 for an incomplete application, and amended CenterCorp's Swampscott Mall site plan to reflect December 1, 2025 revisions. Members also approved Doug Dubin's 2,000-square-foot addition converting a derelict 1852 Ingalls Terrace home into a two-family townhouse, with conditions for screened trash and HVAC buffering. MAPC's Carlos Montanez presented a draft 2035 master plan built on 18 months of engagement, now trimming 155 proposed actions to 134 amid capacity concerns.
